Hi, I’m Josephine.
I’m a Realtor, an investor and a former engineer. I spent 20 years building and leading engineering teams in Silicon Valley, and I still work the same way: define the goal, get the right data, and lay out the tradeoffs before anyone decides.
Being an investor means I sit on both sides of the numbers. I know what makes a home a good buy, which improvements pay for themselves and which don’t, and how the next buyer will value it when it’s time to sell. Most people learn that the hard way. You get it before you sign.
Whether it’s your first home, your next one or an investment, my job is to make the decision clearer. You’ll always see the numbers behind my advice, and you’ll hear it from me when a home isn’t worth the price.
Outside of work, I’m a mom who loves traveling, trying new food and volunteering with my kids. We also take Halloween costumes very seriously, puppy included.

How I work
A clear process for a big decision.
The same habits I used in engineering, applied to your home: define the goal, get the facts, compare the options, then act.
Start with your goal
Budget, timing, commute, schools and long term plans. We write down what matters most, so every choice can be checked against it.
Get the right data
Closed sales, not list prices. Then the permit history, disclosures, tax bill and the rules that apply to that specific address.
Lay out the tradeoffs
Price against condition, speed against certainty, payment against reserves. You see the options side by side, with the numbers.
Decide and follow through
A clear offer or pricing plan, a calendar of every deadline, and steady updates through closing and after.
